What
is most important for an agent to know in a high foreclosure
area? What do home buyers and sellers need to know?
Alisha
Wade of RE/MAX Achievers is in one of the top five cities
in the country for foreclosures – and her business is
doing well! A HomeGain Platinum Club agent, widely certified
and accredited and in real estate for over 15 years, Alisha
gives her outlook on foreclosures, how they are affecting
Realtors, and gives advice on how to be successful with foreclosures.
Q:
One of my Source4Sellers leads was upset that I called them the
other day instead of emailing. They mentioned that they “requested
to be contacted through email” only. How would I have known
and what can I do in the future?

When you get your lead for the first time, you’ll want
to review all of the lead information. Just below the consumers
phone number is a field that says, “Prefers to be contacted
by:” and is populated with either “phone” or “email”.
The million dollar question for many of our agents is, what do I do with this
information?
Our
Account Management staff often tells agents that if the seller
prefers email contact, to send them the email first then follow
up by phone a few days later. The phone call should be service
oriented and be based around the estimate you sent them. Ask
questions like, “Did the estimate meet your expectations?” Or, “Is
there any other information I should know that might affect the value of the
house?” Do not say, “Can I come see your house tomorrow afternoon?” Remember,
even though 70% of sellers will select the first agent they converse with, they
need to be satisfied with being contacted that way.

Data
is needed to run all aspects of our business. Without timely
and accurate data we would not be able to achieve
our corporate goals. And this month we are pleased to recognize
the hard work and dedication of Megan Casey Sibigtroth.
Although
Megan works mostly behind the scenes, her work ethic,
dedication, "can
do" attitude and professionalism place her in the forefront, making
her a key player of HomeGain's success. Her data mining
work is invaluable to all of the managers working
on all
products for analysis and marketing purposes. Megan produces
an untold number of reports which influence and enable
key decisions.
Megan's reports
communicate to HomeGain how consumers and agents use our products, enabling
teams to design products and services which better serve our
customers.
